Objective: This projects objective was to expand the living space for the client. This involved constructing a rear two-story extension, integrating it with the original house, and adding a new second-floor frameless dormer window. Additionally, the project included the installation of a new underfloor heating system and an extensive renovation followed by complete redecoration.

Key Highlights: A standout feature of this project was the innovative use of limited space in the rear garden. Despite challenges, the ground floor extension was slightly expanded beyond the main extension, resulting in an uniquely-shaped family dining area. The inclusion of 3m wide sliding doors seamlessly integrated the indoor and outdoor spaces, creating a truly open and inviting atmosphere.

Challenges Overcome: One significant challenge encountered was the discrepancy in the bricks supplied for the external skin. A disproportionate amount of dark bricks led to aesthetic concerns and delays. To address this, darker bricks were used below DPC while maintaining progress with the remaining available materials.

Another challenge was the necessity to pile the foundations due to limited space and tight working conditions. Effective communication and meticulous planning with specialist contractors ensured successful execution. Moreover, logistical issues such as limited vehicle access were managed by innovative solutions, such as obtaining a license for skip placement in the adjacent housing estate.

Managing Key Relationships: Clear communication and contractual clarity were paramount in managing relationships throughout the project. Prompt responses to client inquiries and concerns, along with immediate on-site attendance when required, fostered positive relationships and streamlined communication.
